Condition & Current Use

I have inherited a 40 acre property, which I would like to make productive. The property consists of two parcels on opposite sides of the road. On the west side of the road is a 15 acre parcel, which could support several garden plots. Part of this parcel used to be an open field, but when my dad could no longer get the field mowed regularly, trees began to reclaim it. This could be cleared if needed. We plan to dig a 1/2 acre pond in this section. On the east side of the road is a 25 acre parcel with an area of about 7 acres that is an open field with good drainage. The remaining portion of this parcel is forested. There are sugar maples in the forested area and the trees were used for syrup production through the 1980s.

We would be willing to install fencing and make other improvements in coordination with the right farmer.

Farm History & Past Use

In the past, the property contained a small orchard (apples and pears), and three large and productive garden plots, growing potatoes, corn, raspberries, strawberries, squash, cabbage, and salad greens. Fields were used for hay. We also kept chickens and sheep.

The property has well water. We plan to dig a 1/2 acre pond on one parcel. We would be willing to establish water access for the parcel on the east side of the road.

There is an existing barn approximately 20 x 30.

We would provide housing if needed, but this may need to be located off site. We would be willing to purchase a second home nearby. It may also be possible to build on the land.

We would prefer not to have animals for slaughter. We are interested in sustainable / organic farming practices.
