Beautiful rolling meadows in the middle of the forever wild Catskill State Forrest. The property has been kept in pristine shape, with post and barbed wire fencing, as well as stone walls, enclosing the 120 acres of meadow. The property is the site of a former medium scale dairy, hay and maple syrup operation. All barns, sheds, outbuildings and on farm housing are ready to go. Last year, about 40 cows were pastured in a relatively unstrucutred, unsupervised way - as has been done in prior years. No lease has yet been arranged for this season. There is an orchard with about 100 mature, productive apple trees all fully fenced.

Was a multigenerational dairy farm throughout much of the 1900s. Has since been maintained and leased for pasture. An orchard of 100 or so apple trees has been added and has now matured.

Currently a neighbor leases space for grazing, and the apple trees are harvested. Some hay is sold.
Description of tenure options:
We are looking for a manager/partner to come on and help develop a Stone Barn/Salatin/Judy type of farming operation. Taking a pastured, organic (if feasible) regenerative approach to animal, crop and soil husbandry we would like to develop this operation into something special. Owner would like to lend a hand when available and to have input into major directions and decisionmaking, but would like to leave daily operations and lattituede to the manager.
Preferences and restrictions on agricultural activities:
Per above, we are looking to do an organic (or close as feasible), pastured, regenerative livestock operation to take advantage of and to build upon the fertility of the massive open meadows. Could have a vegetable operation working along side potentially, but main push in first few years would be livestock.

Property is 15 minutes from Livingston Manor, and up and coming Catskills (meets Brooklyn) type town. There is a thriving community, 2 breweries, an artisinal bakery and pizzeria, the headquarters of the Catskill Art Society and Catskill Mountainkeeper, and so much else. Also property is 5 minutes from the fabled Beaverkill River, where American dry fly fishing was invented, and countless opportunities to be outside and enjoy nature.
