The property has been used for the last several years as a part-time residence and occasionally as a vacation rental. It was previously a dairy farm and one of the barns contains pens and (old) milking fixtures. Until early 2017, there were approximately 12 cows grazing on the property, though these have since been removed.

Water access description:
There is running water at the corner of one of the barns. The property is also bounded on two sides by Kaaterskill Creek.
There are two barns. One consists of two smaller barns that have been joined together (one from approximately the 1850s and one from approximately the 1950s), with animal pens and equipment storage on the lower floor and hay lofts above. There is a drive-in entrance on the upper floor where the hayloft is.
The other barn is a smaller, standalone structure with an open bottom floor and a loft above. The cows previously on the property would sometimes use it for shelter.
Farmer housing description:
There is a beautiful 1840s farmhouse on the property. It has three bedrooms, a full bath, and two half baths. Original rubble foundation, full basement, full attic. We've recently leveled the center beam and installed new pilings and supports in the basement. Sunflower solar array provides more than enough electricity to run the household (install some home batteries and you'd never have to pull from the grid).

As we are selling the property, there is no restriction on potential use as far as we're concerned. The property does not currently have adequate fencing for livestock: there are a number of fenceposts that could potentially be reused but nothing modern.
Description of tenure options:
We are looking sell the property, so that's pretty self-explanatory. Ideally we'd sell to someone who will use it as a working farm -- it's truly an amazing piece of property.
Preferences and restrictions on agricultural activities:
Organic activity is certainly preferred, but since we're selling the property it is up to the purchaser to determine the best use of the land.

The property is bisected by the NYS Thruway (I-87). The east side of the property contains the house, barns, and farmable land. The west side of the property is forest (primarily softwoods).
