Both parcels lie between the road – State Route 90 – and Cayuga Lake with no other road running through the property, except for a former Railroad Right of Way owned by the current owners.  The parcels are adjacent and contiguous and have two redundant means of entrance and exit.

Parcel 1 is largely residential and encompasses a 3,600 sf house, a 1,000 sf cottage, a large red barn, and a two bay dettached smaller garage. There is about 17 tillable acres surrounding the home and some areas have some early successional growth. It also contains over 400 feet of shoreline on the east side of Cayuga Lake with a woodland buffer zone extending about 600 feet from the Lake. The property has been farmed without the use of herbicides or pesticides, and is currently planted with a specialized hay crop. Over a half mile of a constantly flowing trout steam runs through the property, complete with waterfalls and trout breeding areas.

Parcel 2 is 47 acres with over 600ft of lakefront available in the Town of Springport. Similarly to the Ledyard parcel, this also has about 600 feet of a woodland buffer from the Lake, as well as woodland buffer along both banks of the stream.
