Currently an active, successful berry/fruit and vegetable operation with an established customer base, selling at the Troy Farmers Market, to various restaurants and wholesale markets, and at a roadside farm store located on New York State Route 22.   • Tax parcel 207.-1-24.1 which includes 5 acres (not under conservation easement), the house, an older barn, and two rental income properties is for sale at $475,000 or for lease. Sale or lease of the house and 5 acres would be in conjunction with a sale or lease of the farm business.
  • The approximately 24 acres (under conservation easement) which the business is situated on is for lease-to-own in a proposed partnership LLC, subject to subdivision approval (see below).
  • The 108-acre conservation easement (on which the farm business operates) may allow for subdivision and sale of part of the property if terms of the easement are met. Please discuss any subdivision ideas with the landowner and together submit a proposal to ASA for approval or pre-approval.

Equipment

  • A wide variety of vegetable equipment is available for purchase or rental. Many of the pieces of vegetable equipment are like new, being used on small acreages. Major items include a 85 hp Case 4 WD tractor with creeper gear, Kubota M4050 42 hp tractor, and a Farmall Cub. A more complete listing can be provided upon request.
  • Walk-in cooler – Large walk -in cooler with shelving, concrete floor with floor drain that drains to a dry well, and roof mounted condenser.  The compressor was replaced with a new one in 2025.
  • Stainless steel cooler – kept in the back room, we use this as our “coldest cooler” to hold products such as berries and stone fruits that benefit from temperatures lower than 40 degrees.  We generally run it to hold product at 34-35 degrees.  It holds many flats of berries.
  • Display cooler, freezers, registers, display tables, display shelving – “True” brand two door lighted display cooler with adjustable shelving, display freezer with glass top sliding panels, storage freezer for holding re-stock items, display tables and shelving on north and west walls for products, two cash register tables with shelving for bags and other items.  Two high quality durable “Sharp” brand cash registers with 32 categories assist with determining sales of specific products on a daily basis.
  • Wash line – Complete wash line with in-feed table, washer, outfeed with sponges and rotary table made by Tew manufacturing.  Very helpful for washing many different vegetable crops from tomatoes and peppers to cucumbers, summer squash, winter squash, and gourds.
  • Greenhouse supplies such as tables, benches, conveyor segments (used as temporary benches), sawhorses, 3 fertigators and 4 water timers.  Everything one needs for areas to grow plugs, transplants, and potted plants.
  • Farmers’ Market Booth supplies – tents, weights, tables, closable flip top tote bins, display containers and slanted displays, tablecloths, liners.  Everything that we take to the market on a weekly basis to run our booth.

Water Access

  • Well with potable water for farm store, all 5 tunnels, and worker housing.  It can also be used for the front field that currently has flowers and melons.  New pump installed approximately 5 years ago.
  • 1/3-acre, 11' deep pond, electricity to pump area, telephone line to pump area, pumphouse to protect pumps and sand filter from the elements, electric pump, back up gasoline powered pump, sand filter for drip system, and the ability to run water through the underground irrigation supply line or through above ground aluminum irrigation pipe.  The electric pump was replaced two or three years ago.  The pond is fed by multiple tile drains.
  • Underground irrigation supply line that runs to property boundary with 5-acre parcel.  It has 3 hydrants to run irrigation submains to anywhere on the property north of the 5 acre residential parcel.

Barns for Equipment/Storage

  • Barn – 24’ x 48’ post and beam barn built in 2000 with 4 bays, 24’ x 24’ 2nd floor for storage, and 16’ x 48’ lean to addition with 4 bays for a total of 2496 square feet of storage space.
  • Greenhouse A - 4896 square feet (34’x144’) with 2 relatively new propane powered 350,000 Btu stainless steel furnaces, a commercial-grade propane hot water heater and circulation pump that supplies ground heat to 5 rows, thermostatically controlled roll up side on the south side and ability to add a roll up motor to the north side, insect exclusion netting on the side-walls, polycarbonate east end, motorized roof vent, 2 water hydrants, multiple electrical outlets, 4 HAF fans, sliding double polycarbonate person doors on both ends, double poly with inflation blowers and buffer system, woven poly kneewalls, heavy duty woven poly sidewalls, partial shade-cloth, and perimeter ground insulation.
  • Greenhouse B – 5304 (34’x156’) square feet with thermostatically controlled roll up side on the south side, thermostatically controlled gable vents on both ends, manual roll-up side on the north side, overhead doors to allow tractor entry, wash and pack area with triple bay stainless steel sink and initial rinse sink that drain to a drywell, overhead irrigation system, water hydrant, multiple electrical outlets, double poly with inflation blowers, woven poly kneewalls, and perimeter ground insulation.
  • Greenhouse C – 4896 (34’x144’) square feet with thermostatically controlled roll up side on the south side, manual roll up on the north side, thermostatically controlled gable vents, overhead irrigation system, water hydrant, multiple electrical outlets, woven poly kneewalls, double poly with inflation blowers, and overhead doors to allow tractor entry.
  • Greenhouse D – 2448 (34'x72') square feet with manual roll up sides, thermostatically controlled gable end vents, water hydrant, electrical service, woven poly kneewalls, and double poly with inflation blower.
  • Raspberry Tunnel – 4320 (30'x144') square feet with perennial raspberry planting, insect exclusion netting on sidewalls and end door openings, front double door vestibule with zippers for entry, sliding poly covered end doors, double channel aluminum hip boards, wooden baseboards, and shade cloth.  Water is supplied by a 2 inch submain from the underground system and by 1 inch pipe from the farmstand faucet.  Multiple baseboard sections have been replaced recently.
  • Blueberry Planting that covers half an acre with approximately 450 very high producing healthy plants with a long productive life still ahead of them, insect netting support structure, insect exclusion netting, large double doored vestibule that accommodates equipment entry with double zippers or large groups of Pick-Your-Own customers, drip irrigation, weed mat covered aisles, and aged wood chips for mulching plants.
  • Farm store – 1350 square foot wifi-equipped farm store with front canopy for additional display area, covered staging area on south side for produce moving from wash line to inside the walk-in cooler or preparation area, prep area, back storage room, shelving in prep and back room, 4 outdoor and one indoor water faucets, and insulated cabinet for pressure tank for water system with electricity for portable heater to prevent freezing in the winter.
  • Outbuildings – storage buildings (box shed, white shed – a historic first farm stand from across the road, equipment shed between B and D tunnels).  Ability to store supplies and some equipment for the field, tunnels and markets.
  • 14 x 70 mobile home with septic system, water from well on farm property, propane hook-up, and electricity with fairly new furnace and water heater. Some interior, mostly cosmetic, work will be required.

Farmer Housing

House sits on 5-acres of land not under the conservation easement. 3-4 bedrooms and 2 bathrooms and 1 kitchen. The 1st floor has a renovated room that could be bedroom, office, or family area, bathroom, kitchen/small dining area, and a living room with refinished original wood flooring. The 2nd floor has 2 bedrooms and an office which could be a 3rd bedroom, as well as a brand new bathroom. The enclosed porch on the first floor was renovated and could be additional living/lounge area or a seed starting room.

House was built c. 1870, moved 50' onto a cement block foundation in 1961, and then renovated from basement to attic from 2022-2025. Renovations include new house support system and drainage in basement; completely new kitchen with all new appliances; completely new bathroom downstairs with tile and floor heat and washer/dryer; New electrical through the house and new hot water baseboard heating, zoned separately on second floor.

Good well with good flow rate drilled c. 2020. Septic was inspected Fall 2025 and found to be a modern septic with good leach field. Risers were added so that it is easy to pump in the future.
House is on 5 acres of prime Hoosic Gravelly loam soil and has two rental properties that generate approximately $2000/month in rental income.
