Condition & Current Use

We have a 42 acre parcel with up to around 3-5 acres of potentially usable land. There is a lake, wetlands, and wooded areas available as well, but I assume that would be harder to make use of...opportunities for mushrooms.

I would love to start a sustainable farming operation on the premises, with possible crops including fruit trees, hops, mushrooms, garlic, and/or vegetables but am very open to ideas. Not open to livestock for slaughter or roasters, because of potential disruptions to neighbors.

Water Access

 I have a greenhouse in hand that needs to be built, available electricity and water, and possible living quarters. Would be willing to invest in additional infrastructure as well.

There is a large shed and a large root cellar available but would have to apply for permits and build a larger barn

Farmer Housing

There is a 2 bedroom house available but Westchester is not cheap...would have to economically make sense, maybe with other work on the property, or some other arrangement, to throw this into the package.

Permaculture and organic preferred, within reason. Not looking to use a lot of chemicals or anything that could be harmful to the water supply.
