Condition & Current Use

Attention future farmers! Lovingly grown and developed over the past few decades and a popular fixture at markets in NYC, Fantasy Fruit Farm offers a full agribusiness package for the next generation of entrepreneurial farmers.

This sale includes all components of this currently operating business. In addition to 495 prime acres of well stewarded land, there are four houses for seasonal workers or paying tenants, multiple barns and storage buildings, a walk-in commercial freezer, and two coolers for keeping the crop fresh, and a full range of equipment including tractors and vehicles. Wholesale accounts and markets will be transitioned to the new ownership as well as a reliable seasonal work force. The current management expects to work closely with a motivated buyer to ensure a smooth transition and maintain full scale production.

Fantasy Fruit Farm offers a wide diversity of fruit and berry varieties which carry sales from spring through fall. The farm's major crop is their 25,000 blueberry plants which yields 150,000 - 210,000 pints per year. Other berry and fruit varieties include six acres of apples and pear trees, an acre of grapes, and a row of kiwis, gooseberries, and currents. There is also a large hoop house filled with raspberries and there are also 20 honey hives to make use of all the wonderful fruit blossoms!

Equipment includes eight tractors with implements, several work vehicles, two refrigerated trucks, a myriad of tools, and a (refrigerated) box truck for deliveries and markets.

The farm is divided into four locations within the town of Afton. The primary farm location at 464 Hall Road is 339+ acres of land which includes orchards and forestry managed hardwood forest, the largest of the houses, two commercial coolers, a commercial freezer, a well kept barn, two machine sheds, and a beautiful 5+ acre lake stocked with fish.

Two miles away, the 520 Blakesley Nurse Hollow Road expansion includes an additional 154+ acres of land with a large hoop house full of berry bushes, a small house currently rented to tenants, board and batten barn and storage shed. A small stream runs through the property.

Located in the quiet Village of Afton, the Pleasant Ave and Spring Street houses provide accommodations for the summer workforce that helps to harvest the fruit and berries.

There is huge upside potential with this property in addition to the incredible features already being utilized. The lake provides an ideal short term rental cabin location. The house at Blakesley Nurse Hollow Rd could be turned into an additional short term rental property. The seasonally used properties could be spruced up and flipped if not needed for workforce housing, or rented during the off-season.

Realize your dreams and cultivate a property that will reap you a bountiful harvest of money and memories!
