Condition & Current Use

Hi all. I have a 33 acre plot in Essex County. I'm looking for a farmer to take over at least 10 - 15 acres. You could take on more if you're interested in that. 

Most of the land was farmed until about 4 or 5 years ago. My neighbor currently hays the property and feeds the grass to his cows. The previous farmer still lives in town and refers to the plot as "fertile bottom land." He says that parts of the land are perfect for melons and that he'd fill up his truck every week with melons before heading to the farmers market, where there would always be a line waiting for them. 

A few things about the property! 

  • Water is a-plenty! The oldest maps in town show that there is a mineral spring on site. Indeed there is. The previous farmer irrigated all of his crops with a series of pipes and a small pump (which I purchased from him). 
  • There is currently no electricity, but I applied in August 2022 to have a gird connection added
  • I am in the process of purchasing a trailer so that I can provide housing to a future farmer.
  • There is a small cabin on the property that I use part-time and rent out part time. 
  • I have access to a home equity line of credit that I am willing to use to invest in infrastructure on the property. 
  • The previous farmer told me about where he "hid" a giant pile of fence posts on the property. Could be a thing to resurrect or could be a mess... I see that some people on here list fencing as important so I wanted to mention. 

My interest in finding a farm is less about making money and more about making this awesome piece of land available to someone who is interested in farming it.

The property is currently zones as residential, though it has been used as a farm for quite some time. It's currently growing grass that my neighbor harvests and feeds to his cows. 

The previous farmer still lives in town. Before that, the farm belong to my neighbors family.

I'm looking for a longer term partnership. I'd like to lease the property for at least 5 years. 

I am open to different types of relationships. I've taken out a home equity line of credit on the property and am willing to use this to invest in infrastructure needed, animals, crops, bees, etc. 

I have an MBA in Sustainability and an entreprenurial background. I'm willing to lend these skills and participate part time in business development, but I don't need to do this. 

I am also willing to decrease the amount of monthly rent in exchange for some help with the cabin on site.

Water Access

There is a mineral spring on site. The previous farmer irrigated all 30 acres of land with a series of tubes and a small pump. I'm open to adding a well if that's something that's need. The water table is very high on this property since we are in a valley within the Champlain valley, so I imagine that doing this would not be too difficult. 

Farmer Housing

I am in the process of procuring a trailer! I have a friend who is a full time farmer and lives in a trailer that she's refurbished. She's working with me to make sure that I buy something that will work long term.

Additional Information About This Property

We love this area. For a place that is so rural, there's a surpring amount of things to do nearby. There are several resturants within a 5 minute drive. Grocery stores are 15 minutes away. The towns of Ti and Port Henry are 10 and 15 minutes away and both have hardware stores. The bridge to Vermont is also close by. 

My partner and I love working on our cabin and are happy to collaborate on projects. For example, we were thinking that we might work with whoever farms to build a large shed, create a rain barrel system, plant privacy shrubs around the trailer, etc. We love doing that kind of stuff.
