Condition & Current Use

The main house is a fully updated 1869 Farm House and ready to move in. Includes 4 Br/ 2.5 Ba, radiant floor heating, propane heating, and boiler. House (and tenant house) have full home generators.

Main Barn has 3 garage bays, heated shop, heated studio/office, 2 former horse stalls currently storing small equipment and tools, home gym, sauna room, storage room and full hay loft.

Beyond the residential, the property is primarily hay fields, pasture, and a small Christmas tree plantation. The land has had only organic treatments for 20 years. Hay fields were reseeded approximately 2010. Small wooded area for recreation.

Pastures are enclosed with permanent high tensile fencing with many temporary fence options (temp fence equipment is included in the sale package).

Remaining outbuildings include modern pole barn (20*50) and hay barn with run in stable. Smaller outbuildings for storage, former chicken house suitable for small livestock or as garden house.  The barnyard which is attached to pasture has a shed shelter for livestock.

Large, well established vegetable garden and separate herb garden.

Main House and Barn have full solar electric.

The buildings are well maintained, functioning and ready to use.

The tenant house is updated and currently leased to long term renters.

Soil Types

The soil on the property is identified as Prime Farmland Soil (outside of the local ag district). Map attached.

Farm History & Past Use

Main pasture is enclosed with high tensile, electrified fence (5 wire).  Multiple options for enclosing adjacent fields for pasture after hay harvest which is what I do.  Many pieces of temp fencing are included in the sale package.
