We have very few animals on the fields now and have primarly been haying for the last 2 years. The fields are in good shape.

We have farmed this property organically for the last 15 years. Not sure how it was taken care of before then.

All 25 open acres are fenced in with 5 strand electrical wire on cedar post. It is in good condition and working.
Water access description:
There is a drilled well that provides 16 gallons a minute. A brook also runs year round through the property.
There are five structures on the property. One post and bean barn used for goats and sheep, with attached studio built in 2009. Another older barn in good condition used for farm equipment with an attached wood shed. A double bay barn used for hay storage built in 2010. A pole barn used for hay equipment built in 2015 and an insulated chicken house that can hold up to 30 chickens.
Farmer housing description:
There is a two story farm house originally built in the late 1800 which we renovated in 2004. It has 3 bedrooms, an office area, a TV room, and one and a half bathrooms. There is an open floor plan on the first floor with the kitchen an eating area and living room. The refrigerator and stove are only a couple years old. A big covered porch is on the back of the house. We have heated primarly with a woodstove but do have a new oil burner with hot water radiators through out the house. There are 2 solar panels that help heat the water.There is a basement.
We have hay equipment that may be for sale as well as a small stock trailer.

Livestock/crops description :
We have raised free range cattle, goats, sheep and chickens on the property. The soil is a bit sandy which has been great for drainage but seems better suited for the rotation grazing of smaller animals (goats, sheep and chickens). They were less of an impact and enabled us to reserve a field for making our own hay. The fields have clover, timothy, june grass and seem to be edible for all the livestock.

We have not use fertilizer or pesticides and would like to see it contined to be farmed organically. There is a neighbor ajoining our property who has a private grass air strip where he ocassionally flies the small planes he built. We would not want to impact his ability to do this.

Any additional information about this property:
This property has a stunning view of Whiteface Mountain which adds to it's charm. It is also and ideal exposure for solar. We have been pretty successful with raising honey bees on the property as well.
