266 acres organically certified farm centrally located between the Southern Tier and Finger Lakes region of upstate NY in Berkshire, Tioga County; within easy access to major highway corridors in every direction (17/86, 81, 88.) Originally the Old Sharp Farm, the land has been farmed since 1887, mostly in dairy production, but now certified organic hay production. Acreage is a mixture of pasture, hay fields, and forest, with rolling hills. About 100 tillable and 166 of woods. Wilson Creek runs through the property; there is a small pond, three wells (barn, house, one hand dug lined in stone,) and a spring on the property. There is also at least a mile of road frontage on Wilson Creek Rd and Letter s Hill Rd. The property consists of three joining tax parcels (see attached pic).

Currently farmed for the small square bale hay production with already established customers locally and at the coastal areas of MA, NH, and NJ. Far too much farm (including 4 tractors) and delivery equipment (Uhaul van, Kenworth, and trailers) to list but all available to a new owner. Plenty of hay storage with 33x130 main barn, 30x40 heifer barn and a 6 bay equipment shed. There is also equipment available to produce mini-bales for the pet industry. Current owners will also assist in transition of the hay business. There is also a 28x96 greenhouse for multiple purposes. There is a small herd of beef cows (approx 14 we add and sell regularly) available as well. Many other business opportunities especially with recent marijuana law changes. There is plenty of room to grow and dry product. Also extra 2nd floor space could be a airbnb.

The house has first floor with entry hall, kitchen, pantry (laundry in pantry) main bedroom, 2nd bedroom, dining room, living room, study, and bathroom. First floor is heated by oil baseboard/hot water system with a backup wood stove in the cellar. Second floor has five bedrooms although no heat; wood stoves were used decades ago. There is a full walk up attic.

Many possibilities available with this farm and business for $900,000. Call or text for more information 315-378-518 zero or see marzfarm.com for more pics and information.
