As of early 2018 we are in discussion with 2 operators who would use most of our farm. We are a dairy farm with cheesemaking facility. There are about 120 acres of fenced pasture, a 23-cow tie stall dairy, cheesemaking vat, pasteurizer, walk-in cooler, cellar cave and 2 converted container caves, a machine shop, and a bread oven. There is a hay barn, heifer barn, storage barn. There is a farm house with 5 bedrooms and 2 bathrooms. We are about 1.5 hours from the New York City markets. We overlap Vernon NJ and Warwick NY with address in Vernon NJ.
Farm history / past uses of the property:
Conventional dairy until 1997; hay until 2002; Grass-fed dairy plus cheese-making and minor pig-raising until 2010; beef grazing rental 2011-12; dairy and cheese-making 2012-2014; haymaking now plus a few dairy cows in conjunction with neighboring dairy farm.

Water access description:
There is a well that serves the whole place plus piping to certain locations, a creek, and brooks that run through the farm seasonally.
New hay barn with storage underneath (also used for farm dinners and offered for event rentals), a hew heifer barn, and old hay barn over a new 23-cow tie stall dairy & milk room with 450-gallon bulk tank, pipeline to cheesemaking room with 220-gallon vat, 100-gallon vat pasteurizer, walk-in cooler, wrapping room. We have a root cellar cave up the hill and two converted refrigerated containers near the cheesemaking room. Cow pens, chicken coop etc.

Livestock/crops description :
For previous operations the farm has grown hay, corn and some vegetables. In the old days there was an apple orchard. We have no limitations as to what a good farmer/entrepreneur might consider growing. Previous operations have been dairy and milk or dairy and cheesemaking, with some milk goats, pigs, chickens and a couple ducks and peacocks. Again no particular limits are in place though existing investment is in milking and cheesemaking.
Description of tenure options:
We prefer rental or if necessary rental plus partnership or shares of some sort. We are in a rural, open area of thousands of acres in Sussex County NJ overlapping into Orange County NY (facilities are all in NJ so no raw milk sales so far). HIgh volume of car traffic on nearby state road. An hour and a half to NYC markets and less to other metropolitan area towns.
Preferences and restrictions on agricultural activities:
None. Preference for healthy practices for land, livestock and customers but we recognize these are moving targets and need to be part of a plan for the business.
