Description of the property’s current condition and current use(s):
130 of the acres are wooded and mountainous
10 of the acres surround the house and I have planted a small vegetable garden, orchard of about 17-20 dwarf-med fruit trees and have a outbuilding for my 24 guinea hens.
Across the small road and boardering the Schoharie Creek, I have 20 or so acres that are available to graze or cultivate. I think that goats, sheep or cows would be ideal there for the first year. I also think having some crops, a grow tunnel or greenhouse would also work. The field gets sun all day, is relatively flat, and has water and electric close by. There are no outbuildings available but I am not opposed to the construction of one but it could not be a living space bc there is an easement that blocks that. The area has some old fences but new ones or electric would have to be put in. I also have a small solar array in the field. There is a lot of milkweed in the field and I would like to keep some for the monarchs.

Water access description:
I have a well dedicated to use for the fields. The water does have sulphur and possibly methane in it, but is drinkable and has good pressure. There is also the option of drawing some water off of the Schoharie.

There have been cows off and on on this property since the late 1700s.
I would love to have goats and or sheep in the 20 acre field. There is currently no fencing and it would have to be put up because I have a conservation easement and the land borders the Schoharie Creek
Description of tenure options:
I am not interested in selling the land. I am interested in providing space to someone with a sustainable approach to farming who would like space to work their visions out.
This is my first time exploring this so I would like to start with a short term lease.
Preferences and restrictions on agricultural activities:
I specifically chose to be on a quiet dead-end road and savor the privacy and quiet this offers. I would be happy to have a few people on the property regularly but am not interested in having a lot of people/cars.

Any additional information about this property:
I use a permacultural approach and hope that whoever I work with is interested in that too. This is the oldest home in the area and a very special place. There is a swimming hole in the creek which is a great bonus on hot days :)
