Description of the property’s current condition and current use(s):

174-acre agriculture riverfront property located in the heart of the black river valley. Ideal location to start up a dairy farm, crop farm, agroforestry with 60 plus acres of tillable land, more pasture land for grazing, and forest. Agritourism options exist given proximity to Adirondacks and regional snowmobile trail that runs through the property. The land has only been hayed for the last 17 years. No commercial and chemical fertilizers have been applied. 

Farm history / past uses of the property:

Farmland has been hayed for the last 17 years. I do not know the history prior to 2001. My understanding is that it once qualified as organic farmland, and the haying practice since 2001 has not applied any conventional or chemical fertilizers. Haying practice has primarily been extractive, however, with minimal seeding of clover.
