Condition & Current Use

70 acres on Claverack Creek outside Hudson. Currently a small community with three family homesteads. 
 

Soil Types

Most of the easily accessible acreage is Manlius silt loam and Hudson & Vergennes. Some of it is prime soil. There's a fair amount of clay.

Farm History & Past Use

The farm was originally a dairy from the 1790s; the original farmhouse is still here and owned by a neighbor.  Since the 80's it has been mostly just hay.

Open to discussion.  We prefer cooperative or alternative models.  The land is also home to three families and several other small scale farming operations -- so nothing too large-scale or disruptive but we're welcoming of new ideas and people.

A large roofed pavillion with electricity where we currently store our tractor and equipment.

"Housing" is a small campground where other friends/farmers camp seasonally.  Outhouse, outdoor shower, etc.

Additional Property Information

No restrictions on specific crop or animals.  We lean towards permaculture and regenerative agriculture, and an operation that will integrate into an existing community with kids, dogs, etc. The land is also home to three families so nothing too disruptive.  No large-scale poultry or pigs due to smell, other animals welcome.
