Condition & Current Use

Sawkill Farm is currently operated as a grass fed & pasture based livestock farm.  We have a popular farm store on our property, located on a main road in central location in Red Hook, which we hope can be utilized by a new tenant.  There is a commercial kitchen (currently certified only to sell out of the farm store but could be recertified depending on needs), large equipment barn, walk in fridge and freezer, water and electrical access throughout property, hay storage sheds and a green house. We currently live on the property and will continue to do so. There is no other housing currently on the farm. There is a creek bisecting the property. All acerage is fenced in for cattle and sheep.

We are in the process of winding down our farm operation and will not be farming after this season.  

Soil Types

10 acres: Haven loam/nearly level, 22 acres: Hoosic gravelly loam/nearly level, 10 acres: Dutchess- Cardigan complex/rolling/rocky

Farm History & Past Use

For the past 12 years we have been running a grass- fed and pasture based livestock operation.  Prior to that the farm was a horse farm.

Looking for a long term lease with someone running their own farm business.  We will continue to live on the property and have two young children (2 & 5 years).  We will not be farming ourselves. There is currently no housing for a farmer on-site but we are open to you adding housing.

Equipment

We currently run a fully operational livestock farm and have done vegetables in the past.  We have all of the equipment to run these types of operations in good working order.  Equipment available for sale/lease would be a part of individual conversations depending on the tenant. 

Fencing

Fencing for cattle and sheep is surrounding all 62 acres of the farm. 

Water Access

Water access is located in multiple places on the property both from frost proof hydrants and automatic waterers. In addition there is a strong flowing creek year round. 

Barns for Equipment/Storage

Main Barn: We have built out a great farm store and kitchen in this barn.  Also located here is an office, walk in fridge and freezer, equipment storage, and an unfinished hayloft.  The barn recently has received a new roof, spray foam insulation throughout, new electrical, poured concret floors in storage area and a new paint job.

Run in shed: located close to main barn, 3 sided run in shed with metal sides and roof, water and electrical, dirt floor, used for sheep and lambing currently

Storage shed: 3 sided metal barn built in 2019, poured concrete floors, water and electrical access.  Currently used for equipment storage, shelter for our chicken brooder and water and electrical access.

Hay shed: 3 sided metal barn with dirt floor, currently used as hay storage, has also been used as equipment storage and winter housing for livestock.

Green house: Approx 75' long green house

3 other small wooden run in sheds used for animal shelter throughout property.
