Beautiful, flat 6.1 acres just 12 minutes from the GW Bridge and NYC.  Farm has been in the same family for 72 years.  It currently has a 40 tree apple orchard, 1.5 acres that are fenced in with an 8 foot fence for sheep and goats.  The rest of the property is currently used for grazing the sheep and goats, and has a pond for ducks and geese.  The entire property is then surrounded by a 6 foot stockade fence and a 4 foot chain link fence.  There is a 70 x 30 foot barn with 2 levels and a beautiful weathervane on top.  There is good water accessible to the entire property.  Finally there is an 1880s charming original farm house with 3 bedrooms, big kitchen, living room, dining room and sun room, with parking, that is in need of some TLC but could definitly be great housing - handy skills a plus.   PLEASE NOTE RE LOCATION.  The HVFF administrator and I listed address as Tappan, NY, but actually the farm is 4 miles South of the address (closer to NYC) at 681 Closter Dock Road, Closter NJ - the website would not accept a NJ address though we are clearly in the Hudson Valley!!

Description of tenure options:

We are looking for an energetic and entrepreurial person or couple who has a dream of farming, and considerable farming expertise, but appreciates being 15 minutes from NYC.  We would like you to partner with us to create a substantial ag operation.  We are wlling to invest appropriately and want to be the premier supplier of wholesome and healthy food for the immediate area  - the Whole Foods located 1 mile away buys local produce, and there are numerous nice restaurants and farmers markets as well.  We are flexible about the plan, but intend to run a profitalbe, substantial operation.  I would say a 3 year agreement would be a good starting point but we are flexible for the right person/people.  

Additional Information

Preferences and restrictions on agricultural activities:

We are quite flexible but have a preference for organic vegetables, continued operaiton and improvement of the apple orchard, continued husbandry of the sheep/goats on property and if possible we'd like to have a pig!  We'd want to live in harmony with neighbors and be as considerate as posslbe with regard to noise and smell, but anything within reason is totally practical.

Amazing and unusual.  Literally 10 minutes by car to GW Bridge and NYC.  Closter is a beautiful small town and tight knit community.
