Condition & Current Use

The farm has 30 acres of hills and woods with a pond and lake access.  We currently have a few chickens.  I tried keeping bees, but have decided I am a bit afraid of bees; there is a lot of equipment and most summers some bees move into a hive I keep on the hill.  We have a small maple evaporator and a lot of tubing.  We are looking for the right person to grow these “seedlings” into a working organic farm.  Fruit trees / berry bushes / agritourism / jam / soap / lotion / animal rescue – it’s all good.  There is a house near the lake and a second infrastructure on the hill.  The septic needs to be brought to compliance, but there is water and electric.  Partnership in the farm can lead to ownership in the future.

Soil Types

HcE—Halcott, Mongaup, and Vly soils, LhC—Lewbeach channery loam, LkC - Lewbeach and Lewbath soils, OeB—Onteora channery silt loam, VlC—Vly channery silt loam, WmB—Willowemoc channery silt loam

Farm History & Past Use

My family bought the farm in the 1940's.  We had a dairy until my father had a heart attack in the 1970's.  My parents continued to live on the farm until they didn't.  I did not want to give up the farm at the time so I moved back in 2004.  I like to think of the farm as a place for trying it.  If you want to try keeping bees, try it.  Do you want to make syrup? Give it a try.

For Lease For Sale Business Partnership

I am hoping to either sell or lease the farm to a young farmer.  I would love to help someone get started in farming.  I am open to whatever arrangement works good for both the new farmer and the old farmer.

Sale Price or Estimated Market Value

I'm not sure of the market value.

Do you require a farmer who qualifies for agricultural assessment?

Livestock / Crops Description

Currently, the only livestock is chickens.  There is not enough land for large animals.  The space around the pond is fenced in, the neighbor sometimes keeps her horses near the pond.

Water Access

There is a small pond on the hill.  Even in the drought of 2022 it has not gone completely dry.

Barns for Equipment/Storage

There is a 30 x 60 one story barn that has a new roof on it.  There is electric but no water.  There is a spring near the barn that can be made to run water to the barn.

Farmer Housing

There is an old farm house.  I currently live in the house.  I am planning to move out of the house in summer or fall of 2023.  As mentioned above, there is a second housing infrastructure on the hill.

Additional Property Information

I would love the farm to be organic / non-GMO.  I will leave it up to the new farmer.
