10 acres private farmland with paddocks, riding ring, run-in shed, natural stream, 1200sf barn with full hayloft, running water, bathroom, electric, tack room, 4 box stalls, and other various amenities. This property has been in use by a non-profit horse rescue so it is set up for horses but can be used for other purposes.
Farm History & Past Use
We purchased the property from the “original” owner, it had been in his family as far back as he could find. He was a farrier and kept his own horses there. We purchased in 2018 and have been leasing the space to a nonprofit church rescue group. They had horses, goats & donkeys.
We would like to start a lease for 2 years and see how it goes. There is NO OPTION TO PURCHASE this property.

Livestock / Crops Description
Our rescue group tenants did plant a garden area and grew basic vegetables – tomatoes, zucchini, peppers, etc. We are not sure how lucrative the land is for full on crops. It is hilly and wooded. You would have to see if it would work for your needs.
Most original electrical fence was replaced with wooden post fencing.
There is a well house that provides running water and a natural stream which the animals like to drink from as well.

We always encourage potential tenants to ask questions at the Town to see if their plans will work for the property. This is located on a private road with private residences. One thing we know for sure is you cannot have a retail space at this location. It would have to be service based or utilized and anything sold has to be sold off site.
