Condition & Current Use

Property is in excellent condition and really has endless possibilities! There are currently a few different ventures going on at the property, but there is still plenty of room for something new! Landowners have an excavation and construction business and are open to working with a farmer on creating what they need. Our long term goal is to complete the homestead, make it income producing be selling our home grown food, firewood, and renting/leasing parts of the property. We intend to build 7 cabins throughout the property as time, finances, and resources allow. These will be for people wanting to live on site in exchange for work on the farm or as rentals. We will be paticipating in the Granville Farmers Market this year as well as operating our own Farm Stand roadside.   There are currently the following operations going on at the property:  Open Mowed Pastures - We lease a specific electric fenced in piece of land to a local farmer who keeps his young female calves there in exchange for mowing some of our larger sloping parcels for hay. Sand/Manure enriched 150 x 50 ft Fenced Garden with a Shed with a large variety of vegetables and fruit trees/bushes planted - Currently being Utilized & Room for additional Gardens with Irrigation Hops Yard Set Up - No Production in 2019  Pumpkin Patch There is a network of navigable paths and roads throughout the land for hiking, ATVs, snow mobiles, cross country skiing and snow shoeing.  Campsites are Available and there is a Spring/Summer/Fall Outhouse & Outdoor Shower on site. Red Ranger Meat Chickens, Heirloom Turkeys and Egg Layers have been introduced the farm and we are making a movable free range pen and coop. We have raised and processed 6 pigs last year and would like to do again.  Acquired a TimberWolf Wood Processor Brand New and intend to use to sell process and sell firewood and also keep for personal use for cabins. This homestead originally was used as a dairy farm and for slate mining as well as logging. Trails are still in existence and used for accessing our camp sites and for enjoyment.

Couple of options being considered but we are open to discuss others. Option A-farmer to use and maintain the Hop Yard. All infrastructure is available for the hops and three years ago the landowners harvested a crop. Since then the plants have just been maintained.  Option B-Act as a part time farm hand-Landowners currently work with a full time farm hand to maintain and use the property. There is a possibility for a third party to be brought in. Person could have site to live (campsite or clear an area) and a small amount of land to use themselves in exchange for help around the property when landowners are not availble.  Land Lease Available We need help with building our cabins in exchange for accommodations and our own farm to table meals or other arrangement.

Livestock / Crops Description

Currently there are vegetables, hops, chickens, and some young milking cows on site. Open to working with a farmer who wants a little land to use themselves. Not organiccaly certified, but following organic methods with the exception of the manure used on one of the garden plots. We only use Neem and DE for pests.

Options for water access: 3 abandoned slate quarry holes - One is good for swimming & we often use the slate for building material on site 2 Ponds for Irrigation - for the cows and for the watering of the Hops/Gardens Natural Spring - For Drinking & Swimming

Electricity is run between all the barns from the main home. 4 Storage Barns with Various Uses . Underground Root Cellar Yoga Pergola Greenhouse with Regulated Heat 

Farmer Housing

Currently Building a modern fully equipped and applianced Studio Apartment in one of the renovated barns. Completion due in Spring '21.  There are also many campsites on the property that could be used if someone had an RV or other self contained unit. Water and electrical could be provided. Arrangements for waste and grey water removal would have to be made. Landowners could also work with farmer/gardener/caretaker to find a spot on the property to be cleared for a mobile tiny home/RV/campsite.

We also own a historic brick building in the center of Granville. It is not used, could be an opportunity to use it to sell wares, make into a cooperative, or transformed into retail/housing. We thought to maybe make it an antique dealership... Ideas welcome. All taxes are paid and it is ready for build out.
