Description of the property’s current condition and current use(s):

open acres are actively grazed by sheep herd, and in summer heritage turkeys, and other poultry.  There is also a large vegetable garden, several berry patches, a chicken coop for our layers, and some fruit trees

Farm history / past uses of the property:

Farm was orchard and vineyard up until 1990, lied mostly unused (some fields hayed) until 2000, when we started a small operation focused on heritage livestock.  Had up to 12 beef cattle, 70 sheep, 30 pigs, 120 turkeys, 100 meat chickens, 50 guinea fowl, 70 laying hens, and smaller groups of geese and ducks.  Currently about 40 sheep, 50 laying hens, and a couple of pigs.

Water access description:

New barn (completed December, 2019, to replace one that burned in June), approx. 30 feet by 50 feet with hay loft and new electrical service.  Divided into two areas, one set up for use by sheep, the other to house the turkeys at night.

Farmer housing description:

Shared housing -- Room to be provided in main house, with use of all facilities (kitchen, common rooms, office), shared with property owner who uses the house on weekends and holidays.

Open to a wide variety of tenure options so long as land remains in sufficient production for continued ag exemption and I as landowner bear no financial risk in the agricultural activity. My partner and I actively farmed for over 15 years with paid assistance. My partner, who lived full time on the farm and managed it, died in 2018 and I as only a part time resident cannot manage the operation.  Prefer a lease arrangement (at no cost for land, but covering utilities and insurance applicable to farm operation).  Open to eventual sale of farm acreage including barn but not of farmhouse.
