Property has been a working farm for quite some time. Currently there are barns and equipment to support poultry meat production and processing. The land is mostly wooded, but there is a good sized open pasture and spaces around the barns and home that have been used as pasture or tilled for vegetables. The open land has done well to support sweet corn, potatoes, sunflowers, and pumpkins. We moved things all around so not one area has been used to much for one thing. House on the property in addition to the barns.
There is a smaller sugar house on the property that has been turned into a seasonal barn. Chickens, turkeys, and ducks were raised in the land. Just some laying hens currently on the land.

The farm has been here a long time and is well known within the community. Before we purchased it the land was part of Dude Ranch. We have had a variety of products over the years. Currently holds a 5A exemption for poultry processing and has done very well selling restaurants. We did cage free and all natural Turkeys, chicken, ducks, eggs, our sausage does really well. Landowner has sold at local farmers markets and has connection to local restaurants. Thanksgiving Turkeys did very well! They have also sold maple, honey, and vegetables. We have a great customer and pervious customer list. Eggs were a big sales item for local consumers. There is a market space on the farm where we had a self serve area for folks to get eggs and purchase additional items as they needed. Had our own and items from local farms in the stand/market area for people to purchase. Used to have a lot of raised beds with veggies that were sold at market. We composted a lot of soils for the beds and the fields. Connected to local restaurants. I have connection to SUNY Adirondack culinary school as well. Some small markets are very close. Tenure Options
I am ideally looking to sell the land and potentially the business to a new farmer or farming family only. I am connected with a relator, but I prefer to connect with someone who is committed to farming or homesteading and would keep the land for that use. I do want to have a very small portion of the land subdivided off for me to build a tiny home on. We could discuss this as part of the sale. I also would be really interested in helping out a new farmer and can provide mentorship for someone serious about getting a farm started as I have a lot of experience and knowledge to share. I have been in this area a long time and am well connected in the community. Willing to discuss and be somewhat creative in purchase options for the right person like a lease to own or owner financing. We do qualify for the ag assessment so whoever purchases the land would need to be able to qualify or maintain the assessment to prevent penalties and/or increase in taxes.

Lots of possibilities for a small scale farmer. Really great opportunity for someone interested in poultry! Also options for vegetables or some fruits. Personal use horses could also be good as there are horse stalls in the barn. Pigs and small livestock like goats or sheep could also be added to the land. Not ideal for large livestock or a lot of livestock. We have an established poultry business, but it would also be a great plot for someone looking to primarily feed themselves with options to sell some additional products for income. There is a small market/farm store in part of the farm for on farm sales. Egg and meat sales to restaurants is the best seller for us.
In the past the land has had poultry, pigs, vegetables (raised beds), pumpkins, sunflowers, and potatoes on it.

Additional Information About This Property
Town has previously had a wonderful farm tour. It is being organized to have again, but this was a super great event that was wonderful for sales. This was awesome for the community. I really enjoyed having the public come to the farm and would be happy to see this in the future.
