Property Description

Description of the property’s current condition and current use(s):

This land was part of a larger apple orchard long ago and is presently zoned 'Agricultural Abandoned.' Agricultural activities are permitted within this area, evidenced by the various current agricultural uses. This particular tract features diverse characteristics, including two separate small streams (one seasonal runoff), a prairie hill with views, along with areas of mixed deciduous & evergreen trees and some marshy grounds . It is also accessible from the adjacent, quiet road at only one point, which provides privacy and could also better contain smaller farm animals.

Farm history / past uses of the property:

As mentioned, this land was part of a larger apple orchard long ago. There was a very old large barn bordering the property prior to our purchase, and agricultural uses have been and remain a part of Cortland County, NY.

Livestock/crops description :

This 8.1 acre property is within an agricultural district, and agricultural uses are permitted, but the lay of the land is more suitable for smaller livestock, such as goats and sheep, poultry, etc.. Is the property located in a NY Agricultural District?:

Preferences and restrictions on agricultural activities:

Upon purchase of this property years ago, we were required to sign an acknowledgement that various agricultural activities are permitted within the agricultural district. While there are always reasonable land use constraints, the district is typically comprised of various 5+ through larger tracts, with residential, agriculural, and mixed agricultural-residential uses. This is an agricultural-oriented community.

Do you require a farmer who qualifies for agricultural assessment?:

Are you willing to have the public on the property as a part of the farm business?:

Any additional information about this property:

This 8-acre property may be of modest size, but it would be a great starter/hobby farm, especially if combined with a small modular residence to start. The neighboring property owners began this way, and have since expanded their residence and constructed a huge barn. Additionally, our property is very convenient to numerous recreational activities, such as Long Pond State Forest (2 miles and one turn from the western entrance), with fishing/boating/camping opportunities and winter snowmobile trails, etc.; large tract state hunting grounds nearby; as well as the nearly 4-mile long Whitney Point Lake/Dorchester Recreation Area (over the Broome County border and approximately 6.5 miles south). The property is about 25 miles north of Binghamton, just over 50 miles from Syracuse, and only 35 or so miles from Ithaca. This is a tremendous opportunity for the right individuals.
