Condition & Current Use

The property is currently being used for hay production (leased out). The property has two residences, one is used by the family and the other is being leased long term. The lease is a good source of income for a farmer. There is a large older dairy barn  with cement flooring (fair condition) and several outbuildings.  Milking equipment has been removed from the barn so it is a clean slate for a new farmer to use it. If a farmer does not need to use the whole property for their own operation you could easily lease the remaining acres to a farmer nearby or that is currently leasing.

The farm is for sale, but the family would really like to work with a farmer to get an easement placed on the land. Landowners are working with the New York Agricultural Land Trust to get an ag easement, but want the new farmers to be somewhat involved in the process. Farm could be sold at market value to the new farmer with the contingency that they will pursue the easement. Could also be negotiated with the new farmer to sell a portion of the land. Could cut the rental house out if two houses is not needed. The preference is to sell the farm as a WHOLE. Landowners are very motivated to keep this land in farming and working with the next generation who are interested in potentially conserving the land.
